My Stamp Duty is a free, independent calculator designed to help UK property buyers understand and calculate Stamp Duty Land Tax (SDLT) on residential property purchases in England and Northern Ireland.

What We Do

We provide an accurate, easy-to-use tool for calculating stamp duty based on current HMRC rates and thresholds. Whether you are buying your first home or moving to a new property, our calculator gives you an instant breakdown of the tax you will owe.

SDLT Rates and Thresholds

Our calculator uses the current SDLT rate bands. The standard nil-rate threshold is £250,000, meaning no stamp duty is payable on the first £250,000 of a property purchase. Above this threshold, rates of 5%, 10%, and 12% apply to successive bands.

First-Time Buyer Relief

First-time buyers purchasing a property for £625,000 or less benefit from a higher nil-rate threshold of £425,000. Our calculator automatically applies this relief when selected, showing the savings compared to standard rates.

Additional Property Calculations

If you are purchasing a second home or buy-to-let property, an additional 3% surcharge applies on top of standard rates. Our calculator helps you understand the full cost implications of additional property purchases.

All calculations are performed in your browser. No personal data is collected or stored. Rates are based on current HMRC guidelines and are updated when thresholds change.
